Utility Connect Scotland has successfully delivered critical electric and water services for a new residential development at the site of the former Park Hotel on Coupar Angus Road, Dundee. The project, led by George Martin Builders in partnership with Hillcrest Homes, transformed the derelict site into a modern block of 19 flats, designed to meet Housing for Varying Needs standards and provide much-needed affordable housing in the area.

The development is replacing the former Park Hotel, which had been closed since July 2019 and subsequently demolished after falling into disrepair. Utility Connect Scotland played a pivotal role in the project, providing comprehensive utility services, including the installation and connection of electric and water systems for the new apartments. Their expertise ensured seamless integration of these essential services, supporting the project from inception through to completion and beyond with ongoing maintenance and support.

The new apartment block, designed by architects Arktx, features a single buff brick structure with a reduced footprint compared to the original hotel, incorporating 547 square meters of communal amenity space managed by Hillcrest Homes. The development also includes 18 car parking spaces, strategically placed in a rear courtyard to enhance the site’s aesthetic appeal along the public roadway. The project aligns with Dundee’s ongoing efforts to regenerate key urban areas, blending
modern living with the city’s rich architectural heritage.

A spokesperson for Utility Connect Scotland commented, “Powering Lochee Continues!” Hillcrest Homes, a key player in affordable housing across Scotland, emphasised the importance of the development in addressing local housing needs. The project is part of their broader initiative to deliver high-quality, energy-efficient homes, with recent efforts including 198 affordable properties completed in Dundee by Spring 2024.

The completion of the Coupar Angus Road development marks another successful collaboration between Utility Connect Scotland, George Martin Builders, and Hillcrest Homes, reinforcing their shared commitment to enhancing Dundee’s urban
landscape with sustainable and inclusive housing solutions.
